We are seeking a quantitatively-minded Analyst to serve as the 'intelligence hub' for our development team. This role is a two-fold position designed for someone who can build multivariable forecasting models while simultaneously supporting Development Managers in the execution of complex hotel development projects.
You will have primary ownership of our department's cost-forecasting engine, turning market volatility into actionable data while helping push projects from pre-development through to closing.
What will you be doing most days?
Quantitative Analysis & Data Science (Primary Focus)
- Predictive Modeling: Utilize R (or similar statistical environments) to maintain and evolve multivariable regression models for construction pricing.
- Market Intelligence: Monitor global and local commodity trends to publish a Quarterly Department Newsletter highlighting material pricing and industry forecasts.
- Visual Intelligence: Build and maintain Power BI dashboards to track project health and visualize budget-vs-actual variance for executive leadership.
- Efficiency Analytics: Mine internal databases to identify opportunities for improved efficiency and cost-saving trends.
Project Development & Execution Support - Pre-Development: Research new project utilizing Forma and manage the organization of critical Due Diligence documents.
- Permitting: Assist Development Managers in navigating the entitlement and permitting process with local municipalities.
- Contract Management: Work with in-house legal to maintain and update contracts for design professionals and contractors.
- Project Closing: Manage closing checklists, document execution, and facilitate 'lessons learned' sessions to improve future modeling accuracy.
Department Operations - Systems Implementation: Lead the rollout and management of new departmental software systems.
- Department Reporting: Prepare essential monthly performance and financial reports.
- Operational Support: Manage department calendars, meeting schedules, and basic financial reconciliation (cost coding and check requests).
What are the requirements for this position? - Mathematical Depth: A degree in Mathematics, Finance, Economics, Computer Science or a related field with a strong grasp of statistical modeling.
- Technical Stack: Proficient in R for statistical computing and Power BI for data visualization. Expert-level Excel skills are a must.
- Detail-Oriented: A proactive approach to managing document execution and closing checklists.
- Communication: The ability to translate complex 'Math' into clear, concise takeaways for the development team.
- Industry Knowledge: Familiarity with real estate development, zoning, and construction processes is a plus.
